, Sullington Lane

Cley Cottage enjoys an outstanding country position off Sullington Lane, which is one of the area's prettiest lanes, turning south off the Washington Road and carrying no through traffic. At the foot of the South Downs National Park, the country lane meanders through farmland to the tiny, picturesque Parish Church with wonderful country walks & trails up to the South Downs Way. About a mile to the west, the lively village of Storrington has good local shops and traders for everyday needs, with various restaurants and take-aways. A Waitrose store (John Lewis Click & Collect) and Costa are in Old Mill Square. A Tesco Express & petrol station is open 6am-10pm in Pulborough Road; and larger Tesco & Sainsbury's stores are in neighbouring Pulborough. Storrington has a Post Office, 4 banks and Public Library. Leisure activities include golf, Chanctonbury Leisure Centre (swimming at Steyning); and sailing from Chichester & Littlehampton harbours.  There is gliding at Parham airfield, as well as mountain biking & horse riding locally. Horse racing and the renowned Festival of Speed & Revival motor sport events take place at Goodwood. Brighton, Chichester & Horsham, have the top High Street shopping names and host theatre productions, plus a variety of cultural events & exhibitions.

The cottage

Looking west directly over farmland with the Downs rising on the south side, Cley Cottage is a quintessential English country cottage. Clever use of space and a calming Farrow & Ball décor palette has created a comfortable and welcoming home that rates high both on style and practical living. The two brick & stone cottages probably originate from Victorian times and during refurbishment over the last 3 years, our seller client has taken care to re-introduce period character & fittings to make a home that could easily grace the pages of Homes & Gardens.

The wide garden plot rises behind the cottage to provide a lovely, private garden filled with colour and interesting plants. Ceiling heights are good and the current layout offers three bedrooms, although we are told that bedroom 2 & 3 could be combined if you wanted a bigger main bedroom. But no need really, as the present main bedroom has its own stylish en-suite wet room. Space downstairs is good, with separate sitting and dining rooms, a well-fitted country kitchen; and a clever little study area. The second bathroom features a delightful Victorian bath and antique fittings.  Heating is by oil (boiler & radiator system) and the cottage isn't a Listed Building.

Views at the front are breathtaking and the cottage has its own garage next to the adjoining cottage. 2 car spaces opposite can be used with permission from the land owner.

Main home or country retreat, this cottage ticks either box, so don't miss the chance to see it.
