GET THE MOST FROM YOUR ESTATE AGENT!

To be there first you need to be informed about the property and given the chance to view, so give the agent as many ways to contact you as possible. People increasingly use e-mail for instant contact. We can e-mail you details, but we like to talk to our contacts too!

Be open-minded about your property details and view properties that might appear outside possibilities. People frequently buy the one thing that they said they were not interested in!

Take advantage of accompanied viewings with your estate agent. They should have a good understanding of what you are looking for and can help you find it.

THE EARLY BIRD

Allow time before your viewing to check out the local area. This will give you an opportunity to consider any questions you may want to ask the sellers about the nearby facilities.

BE PREPARED!

If the property is empty, you may want to take a torch to see the back of the cupboards! Take a good look around the home you think you might buy, and do take a tape measure with you!

If you are looking at several properties, make detailed notes to refer back to. View lots of properties so that you can evaluate and form your own judgment on price, and future suitability.

The level of stamp duty is set by the price you are paying for your property not the asking price.

£ 0 - £ 120,000 ...........no stamp duty

£ 150,001 - £ 250,000 ..............1%

£ 250,001 - £ 500,000 ...............3%

over £ 500,001 ........................4%
